I am in the process of selling two houses that I have just finished rehabbing and I am always looking for something new that can help me complete this complex step faster and easier. The real estate world is a peculiar one since it demands some novelty of approach, so that you can stand out a bit from the crowd, but also requires lots of reassurance for the prospective buyer and that means doing things the “old usual way” which is familiar.

The opportunity of using a good Realtor has been confirmed also another very experienced US investors who have been selling directly for most of the time in the past and that now resort to Realtors for almost every single sale.

But still you can’t count on your Realtor’s efforts only to sell the house and actually you must be prepared to do all the actions needed to facilitate the sale as if you were selling it directly. This includes providing all the paperwork required to document the work done, but also to stage the house in a way that it is more appealing and invites offers and do advertising and promotion online and offline. It might seem that you do all the work for your Realtor, but if you have a good one, she will eventually earn her commission by providing advice and feedback and by facilitating the close.

With international buyers, this is paramount as they might never have the chance to see the house directly and a good virtual tour can make the difference.

The old “curb appeal” has become the “Internet appeal”, that’s qhere people see you house for the first time. The more you share about the house and the work done, including past problems and how they were solved, the more people will feel reassured. In today’s world, were information is readily available and buyers are much more careful in their “due diligence”, it is better to disclose all the relevant matters upfront so that they will feel comfortable when they dig deeper and find exactly what you have already told them.

Embellishing things too much during staging can also hurt your sale. For example I have read in several books and courser of people placing perfumed soap, baking bread or cinnamon cakes in order to create a pleasant smell for the newcomers. Now the advice I am getting is to keep the place as clean and odorless as possible, as the use of other scents or odors can trigger in the buyer the suspect that you are trying to cover up something.

So it is not just location, location, location, but it is information, information, information.

Every new business or activity that we undertake has a learning period that can be substantially long when the complexity and potential profitability is high. I never believed in the get rich quick system that makes money while you sleep by you just pushing a button because developing such a system takes work and knowledge.

Anyway when you first begin you sometimes feel that you are never going to make it since the first project or action you perform seems to be taking forever and to produce very little or no gain, or maybe even a loss. This is part of working yourself up the scale that will eventually lead you into the position of fully controlling the operation, but you’ll never get there if you don’t go through the motions and actions of learning your trade or hobby in the real world.

Studying is fine but it will never allow you to get anywhere until you get your hands dirty. Study doesn’t take into account the dishonest or incompetent worker that keeps messing up what you have assigned him, it doesn’t take into account the fears and uncertainties you will have to face while going through the critical decisions that will lead to your first product.

And if the project takes a long time to develop, you might just as well quit much before you get to the end. My wife Maria keeps telling me that the only people who fail are those that quit before arriving. And it is very true. And even when you arrive at your first result it might seem so inferior to what you were expecting and so hard to get that you might decide to give up and to avoid repeating the same steps again. But this would be again a mistake, because the second time around will be better and the third time around even better until you can really put it on automatic (or almost) and delegate most of it.

So keep walking on that first mile and get to the first milestone, no matter how far it seems and how many times you need to start over this first leg of your travel. And with your example also others will do the same and they will also get somewhere in life.

Today I had a very interesting experience with my family. We wanted to take a day off and we had the simple plan of going fishing on a dock not far from where we live. My kids love fishing and we just made a short detour because me and my wife had been looking for a motorcycle to ride in the Florida sun and there was a good deal on Craigslist that we wanted to check out.

Yesterday I had found a post advertising a bike sold by a dealer, the price seemed very attractive as compared to other “used vehicles” and the picture was not too bad. So I called the seller, a mid-forty gentleman named David, he sent me more pictures of the bike via e-mail and told me all about it. But before the conversation was over, he also invited me to his virtual shop on eBay which had more inventory.

And there I found this beautiful black Vulcan Kawasaki in mint condition. He gave me a discounted price over the phone, if I bought it directly, and today we went to look at the bike in his location. We discovered it was a private house, a big single family home with a huge garage on a cul de sac. An elderly lady greeted our arrival, David was not there and neither was the black Vulcan, but four other bikes were nicely displayed in the garage.

The lady, of Hungarian origin, had recently moved to Florida from Ohio to live with his son David. She promoted David’s work but stating that he checked personally every single motorcycle before selling it and would never sell one that he was not personally satisfied with. Live promotion right there.

So I called again the number David had given me and we were guided to another location, a deposit of hidden to the side of US 19, where the Vulcan sitting was along with other vehicles.

It became very clear to me that David is running his whole retail business online and has no shop whatsoever. The bikes are displayed either in his home or in this industrial deposit and his customers are coming from anywhere, actually today he was waiting to deliver a Honda Goldwing to a customer arriving from Georgia.

He buys used bikes that people trade in for buying new Harley-Davidson models, so he gets them at a strong discount and is able to recondition them and resell them for a profit by just running all the show by himself out of Craigslist and eBay.

You can only find him online, the Internet serves all of his marketing needs, but he is a regular retailer with a very lean business model and the ability to offer great prices. And he is not a computer expert. I will probably buy from him because he delivered fast and excellent service, has very good prices and it is like buying from a private seller, while having the experience and the wider choice offered by a professional retailer. Focusing on a limited inventory and a very good knowledge of every single bike, he was able to create a very effective buying experience combining online marketing and offline negotiation.

This is a sentence I first heard from my business associate Daniele Bogiatto and it describes a very positive way of looking at life and objectives. The first time you do something you are facing many challenges and you never know whether it is going to work out. Even if somebody else did it before you, there is uncertainty on whether you can replicate the same result.

But once you achieve a desired result for the first time you know for sure that you can do it and that you will be able to repeat it again and again, probably improved. It doesn’t matter how complex it was to get there, you still made it and therefore you have proved to yourself that YOU can do it.

And if you can’t you can still try to achieve a part of the objective, diving it into smaller and easier steps, and then add them up until you get the total product. The real genius, I believe, comes from splitting complex tasks into smaller parts that we can successfully accomplish and then bringing them together.

When we try to do everything at the same time and we don’t have lot of experience in the field, it is likely to get baffled and confused and not recognize what we did wrong and what we did right. One of the readers of my blog quoted a sentence that reads “The Secret of Success is the Ability to go From Failure to Failure Without Losing Your Enthusiasm”. This is very true, but I would add to it that the secret of success is recognizing what you did right and reinforce it, while getting rid of what you did wrong.

The process can be long sometimes so you don’t have immediate confirmation that your analysis is correct, but here is where self confidence and enthusiasm come into play. And it is also fine to believe you did something perfectly right when you didn’t, if you truly believe it.

Remember that a bad plan executed with courage is always better than a perfect plan not executed at all or carried along half heartedly. Boldness can go a long way and you can always correct the mistakes when you become aware of them.

So try to achieve success in some part of what you do and you will probably feel bold enough to achieve success also in the rest. And always look for the help of the people who have been there before you and who can give you advice or direct support.

Practicality Of Creative Writing With Passion

Writing throughout history has transformed itself to either an immortalization of one’s thoughts or a lucrative business. The first is the essence and the other one is the consequence.

With respect to the art of writing itself, it must always be treated with reverence. Not that too many great people have dedicated themselves towards glorifying the art or that it has become a means by which we have learned history and man’s life but because it is in itself,
a vital part of our existence.

Creative writing must come from the heart. It can be learned. It can be copied from what has already been written by other authors, only adding some innovative details. It can be new. Whatever you choose, so long as you write from your heart and from the deepest of your thoughts, you are sure to crop out creative ideas.

There is literally hundreds of ways by which you can manipulate your creativity towards writing. But whatever you do, never loose sight of your aim. That is, to write as your heart dictates.

We can never give justice to writing if we treat it as a job or we if we see it from a business-mind’s perspective alone. It must be dealt with passionately.
Without passion, one will never be good enough for writing.

Writers write because they have no other choice.

There seems to be a tiny voice (which somehow overpowers the owner of this voice) that urges someone to write. This never stops in telling you to put your ideas, sentiments, emotions, notions, name it, into paper that you can go back into.

This voice will let you explore the significance of writing to your being. This tiny voice will let you realize that writing has no boundaries. It is the guiding voice that would show you your own path, a road that was set apart for you even before time begun.

The strange thing though is that this inner writer never stops in urging you, not even if you have already forgotten listening to him. But you see, it is inevitable for an inborn writer to turn away from his gifts. The voice may be silent for sometime and it has justifications for doing so.

It may be that for a couple of times, you have failed to listen to it or worse, you deliberately turned away from it. But it is its nature to come back to its ever-persisting voice to encourage you to write as it would say.

Creative writing is not only an art, it is a devotion, a passion, an instinct. You may learn technical techniques on how to hone your talent but you see, at the end of the day, you may not need as much technical training as you would have first thought. In fact, you are built in ways that are ideal for your becoming a writer.

A philosopher once told us of the beasts that thrive within us. Now, know and really take into consideration that there lives a genius within you, you just have to tune into him. And once you do, you will learn that this genius is the only thing that could help you towards turning yourself into a creative writer.

Creative writing can be channeled out to profit. But that is not the real essence of writing. If you write, just write from your heart and never mind the pockets. Because after all, business will find its ways to follow those who write their hearts well.
